A comparison starts with the right measure.

Sold prices ≠ a valuation

Recorded sale medians describe homes that sold. HPI estimates adjust for the mix of properties. Neither tells you what one particular home will sell for.

Every figure has a date

Census figures describe 2021. Rail reports cover 2024–25. Broadband covers January 2026 and the latest HPI in this release is July 2026. Compilation does not make older data current.

Coverage comes first

Each report states its geography and exclusions. Rankings describe the available data, not a verdict on a place. Missing records are omitted, never replaced with zero.
