UK HPI uses a mix-adjusted model and geometric means. Its average price is different from the median of actual Price Paid sales used in our sold-price reports. July 2026 figures were published 16 September 2026 and are provisional and subject to revision. Local-authority geographies are taken from this release; national, regional, county and Northern Ireland series are excluded.
